PLEASE TAKE NOTICE that the Zoning Board of Appeals of the Incorporated Village of West Hampton Dunes will hold a public meeting of the Zoning Board of Appeals on Saturday, January 11, 2025 at 10:00 a.m. at 914 Dune Road, West Hampton Dunes, New York (virtual attendance link to be provided on Village of West Hampton Dunes website or by contacting Village of West Hampton Dunes (631) 288-6571 or clerk@whdunes.org), for discussion and possible action on the following application. Please note that based on availability the meeting may be held at the neighboring building at 906 Dune Road.

1. Front yard (Cove Lane/West) setback variance for a principal structure of 16.58 feet where 60 feet is required, and the applicant proposes a front yard setback of 43.42 feet for a portion of the principal structure.

2. Front yard (Dune Road/South) setback variance for a principal structure of 10.67 feet where 60 feet is required, and the applicant proposes a front yard setback of 49.33 feet for a portion of the principal structure.

3. Front yard (Dune Road/ South) setback variance for unroofed stairs (greater than four feet in width) of 23.62 feet where 60 feet is required, and the applicant proposes a front yard setback of 36.38 feet.

4. Side yard (North) setback variance for a principal structure of 2.48 feet where 18.56 feet is required, and the applicant proposes a side yard setback of 16.08 feet for a portion of the principal structure. 5. Rear yard (East) setback variance for a principal structure of 19.3 feet where 39.3 feet is required, and the applicant proposes a rear yard setback of 20 feet for a portion of the principal structure.
